In the Dublin industrial market, clear evidence of meaningful speculative development is evident for the first time since the recovery began. Strengthening demand, rising rental and capital values, hardening of prime yields and increased investor appetite all illustrate a market with a growing confidence base. Approximately 269,200 sq m transacted in 2017, broadly in line with 2016.
