The consortium completed the development as the first speculative phase of the biotechnology park in 2014. The building is the first phase of a development of over 200 acres, including the new Edinburgh Royal Infirmary and a range of key research institutions.
- The building set innovative standards around the provision of flexible shell space to suit both office and laboratory fit out.
- It included a bioincubator providing small suites of office/laboratory, and shared conferencing and breakout areas.
- Rents achieved have been 30% above market levels, reflecting the quality of the building, the level of servicing, and the proximity to over 1,200 research staff.
The bioincubator is now fully let, and is seeing a regular turnover of small companies subsequently moving on to more permanent space.
The remainder of the building is now almost fully let to a range of office and laboratory users including GSK, Edinburgh Molecular Imaging, and MRCT.
