C&W delivering regeneration in Brixton town centre
The London Borough of Lambeth and Network Rail are combining forces to make better use of assets in Brixton town centre to deliver regeneration and improved infrastructure.
Brixton is a key strategic town centre in South London with a rich history and significant opportunities for growth. The Council are taking positive steps in working with Network Rail to guide and deliver this growth, taking the opportunity to secure much-needed local regeneration benefits in the process. This involves thinking creatively about the use of public sector land at Brixton Central – a 2.35 hectare site at the heart of the town centre.
Step 1: A comprehensive masterplan for Brixton Central which sets a clear vision for change in the area

Step 3: Heads of Terms for landowner collaboration
Step 4: Advice on potential delivery mechanisms open to the landowners to work with the private sector
Step 5: Advice on land assembly
Step 6: Procurement advice to select a development partner through an OJEU-compliant competitive dialogue process
A masterplan for the area – the Brixton Central Development Framework – has been produced which sets out the parameters for future development in the area, comprising circa 300 homes, 8,500 sq m of employment space, 3,500 sq m of retail, a hotel, improved public realm and infrastructure improvements to benefit the local community, including an enhanced Brixton station.
Cushman & Wakefield has tested a variety of delivery arrangements with the Council and Network Rail. A procurement strategy has been set to guide the process of selection of a development partner, beginning in Q1 2017.
